Final Walk-through? What is it?

What is a Final Walk-Through?

The final walk-through is the buyer’s last opportunity to inspect the property before closing the sale. It usually happens within 24 to 48 hours before you officially get the keys. Think of it as your chance to make sure the home is in the agreed-upon condition and that any repairs or changes negotiated after the inspection have been completed.

Why is it Important?

  • Peace of Mind: You want to be sure the home hasn’t suffered any damage since your last visit.
  • Confirm Repairs: If the seller agreed to fix something, this is your chance to check that it’s done.
  • Check for Leftovers: Make sure the seller hasn’t left behind unwanted items or trash.
  • Verify Systems: Test appliances, plumbing, heating, and cooling to ensure everything is working as expected.

What Should You Look For?

Bring your contract and inspection report with you. Walk through each room and check:

  • All agreed-upon repairs are complete
  • No new damage (like leaks or broken windows)
  • All appliances and fixtures included in the sale are present and working
  • No personal belongings or debris left behind
  • Heating, air conditioning, plumbing, and electrical systems are functioning
