Living in Terrell Hills, TX

Terrell Hills is a small incorporated city of about 5,000 people, surrounded by San Antonio and about 5 miles northeast of downtown. It covers roughly 1.6 square miles between Alamo Heights to the west and Fort Sam Houston to the east, and it's almost entirely residential, with tree-lined streets and its own city services.

Getting around

Terrell Hills sits off Austin Highway, with Harry Wurzbach Road and North New Braunfels Avenue as other main routes. Broadway and US 281 are a few minutes west, Loop 410 is just north, and San Antonio International Airport is about 6 miles away, so getting downtown or to the airport is easy.

Things to do

  • The McNay Art Museum, minutes away on North New Braunfels Avenue, the first modern art museum in Texas
  • Broadway in Alamo Heights, next door, with local shops and restaurants
  • The Alamo Quarry Market, a shopping and dining center built on a former cement plant, with its historic smokestacks still standing
  • Brackenridge Park, a short drive south, with the Witte Museum, the San Antonio Zoo and the Japanese Tea Garden
  • Olmos Basin Park, with a paved greenway trail and dirt trails

Schools

Most of Terrell Hills is served by Alamo Heights ISD, and a small part of the city falls in North East ISD. Because the line runs through the city, I always confirm the school assignment for a specific address.

Homes and neighborhoods

Terrell Hills began as a country estate area, and most homes were built from the 1920s through the years after World War II on a mostly grid street plan. Today you'll find older estates, Tudor and Colonial Revival homes, mid-century ranches and newer custom homes, many on lots of a quarter acre or more. Since the city has its own building rules, I always check what's allowed before a buyer plans a remodel or rebuild.

A little history

Terrell Hills is named for Frederick Terrell, a bank president who served as mayor of San Antonio in 1901. It incorporated in 1939, and when San Antonio tried to annex it in 1945, the town sued and a court voided the annexation.
