Living in Bulverde, TX

Bulverde is a Hill Country city in western Comal County, about 25 miles north of downtown San Antonio. It calls itself "The Front Porch of the Texas Hill Country," and it's known for rolling hills, live oaks and wildlife, with homes on larger lots and acreage. The city had about 5,700 people at the 2020 census.

Getting around

Bulverde sits at the crossroads of US 281, SH 46 and FM 1863. US 281 is the main route south into San Antonio, and San Antonio International Airport is about 20 miles away. SH 46 leads east about 19 miles to New Braunfels and west toward Boerne.

Things to do

Guadalupe River State Park, with four miles of river frontage for swimming, tubing, paddling, fishing and camping
Honey Creek State Natural Area, next to the state park, with trails and guided hikes along the protected creek
Bulverde Community Park, a 13-acre city park with walking trails, a splash pad, playgrounds and pavilions
Canyon Lake, a short drive northeast for boating and fishing

Schools

Bulverde is served by Comal ISD, which has several campuses in the city, including Bulverde Middle School and Rahe Bulverde Elementary. Homes with a Bulverde address outside the city can be zoned to different campuses, so I always confirm the school assignment for a specific address.

Homes and acreage

Bulverde has a mix of Hill Country subdivisions, many with larger lots, newer neighborhoods, and plenty of acreage and ranchettes in the surrounding area. Many homes come with oak-covered lots and views. With rural and acreage homes, I also check the water source, well and septic, easements and county taxes.

A little history

German immigrants settled the area in 1850, and it was first called Pieper's Settlement. A post office from 1879 to 1919 was named for early landowner Luciano Bulverdo, and today's city was formed when five small municipalities that incorporated starting in 1996 combined under the Bulverde name.
