Living in Cibolo, TX

Cibolo is a fast-growing city in Guadalupe County, about 21 miles northeast of downtown San Antonio and about 14 miles southwest of New Braunfels. Its population more than doubled between 2010 and 2020, to about 32,000, and it pairs a small historic Main Street with a lot of newer neighborhoods. A small part of the city is in Bexar County.

Getting around

FM 78 runs through Cibolo east to west, and FM 1103 runs north and south through the city. I-35 is to the north and I-10 to the south, both reachable in a few minutes, and Loop 1604 is a short drive west. San Antonio International Airport is about 22 miles away.

Things to do

  • Cibolofest, the city's annual fall festival, with a carnival, live entertainment and fireworks
  • Historic Main Street, with local restaurants and shops in Cibolo's original downtown
  • Schlather Park, with an 18-hole disc golf course, walking trails and outdoor fitness equipment
  • Niemietz Park, Al Rich Park and the Cibolo Sports Complex, with ball fields, trails and pavilions
  • Veterans Memorial Park, with sports courts, a playground and a POW memorial

Schools

Cibolo is served by Schertz-Cibolo-Universal City ISD, which has several campuses in the city, including Steele High School. Homes near the edges of the city can fall in neighboring districts, so I always confirm the school assignment for a specific address.

Homes and neighborhoods

Most homes in Cibolo were built from the 2000s on, and there's still a steady supply of new construction, so comparing builders, HOA dues and tax rates is part of the process. You'll find established master-planned communities like Cibolo Valley Ranch and Saddle Creek Ranch, a few older homes near Main Street, and some larger lots and acreage on the outskirts.

A little history

German emigrants settled the area in the mid-1800s, and the Southern Pacific Railroad came through in 1876. The town takes its name from Cibolo Creek ("cibolo" means buffalo), a post office opened in 1883, and voters approved incorporation in 1965.
