If you're an Aggie parent shopping for a place your student can live in for the next few years, The Barracks will come up fast. It's a master-planned community in South College Station built with student life in mind. Many of its townhomes give every bedroom its own bathroom, which makes it easy to fill extra rooms with roommates. Here's what I tell parents who ask me about it.
The Barracks at a glance
- Location: South College Station (77845), about 3 miles from the Texas A&M main campus.
- Home types: Mostly newer townhomes, many with a private bathroom for each bedroom.
- Prices: In November 2026, Barracks townhomes listed on my site ran from about $279,000 to $315,000 for 3 to 4 bedrooms.
- Rent benchmark: Texas A&M's off-campus housing site, AggieSearch, lists the Barracks Townhomes at about $680 to $835 per bedroom per month. That's what your student's roommates would otherwise pay.
- Amenities: The community is known for resort-style extras like a lazy river and a wakeboard park. Ask which amenities your HOA dues cover.
Why Aggie parents like it
- Built for roommates. A bathroom for every bedroom means fewer roommate conflicts and an easier rental later.
- Newer construction. Newer homes usually mean fewer big repairs during the years your student lives there.
- A social, student-heavy community. Many students like living near friends, and it helps when you need to replace a roommate.
What to watch for
- The commute. At about 3 miles, your student will need a car or a bus. Check the current Texas A&M Transportation Services off-campus bus routes before you choose a street.
- HOA dues and rules. Find out what the dues cover and whether the HOA limits leasing or short-term rentals.
- Competition when you sell or rent. Because so many homes here are rentals, yours will compete with similar units. Layout, condition and price matter at resale.
Rules to know before you buy
- Roommate limits changed in 2025. For decades, College Station limited most homes to no more than four unrelated people. A Texas law that took effect September 1, 2025 (SB 1567) bars college towns of this size from limiting residents based on whether they're related. HOA rules, parking rules and your lease still apply, so confirm how the city is handling this before you count on extra roommates.
- Rental registration. College Station requires a rental registration for single-family homes, townhomes and small multiplexes that aren't owner-occupied. That applies even if your student lives there rent-free. Out-of-town owners must also name a local contact who lives within 30 miles of College Station City Hall and isn't on the lease. Ask me whether a specific property needs it.
- Game-day rentals. Renting the home for fewer than 30 nights, like a football weekend, requires a city short-term rental permit and hotel occupancy tax.
- HOA rules. Some communities cap rentals, set minimum lease terms or ban short-term rentals. Read the HOA documents before you make an offer.
